Seller Adrian and his wife bought a 1937 built Tudor on 10 Delamere Ave in 2014 and Adrian says it was truly love at first sight for his young family.
“My wife really liked the English cottage feel of the property, which really attracted her right away,” he says.
“Personally, I loved the way the house beautifully integrates both old and new across its floor plan, and I really liked the space the backyard provided for the kids to play in, and the pool was a big bonus too. The pool was great.”
Our kids were very young when we moved home and they really loved it. My daughter uses it from probably August through April, and it is in an ideal location from an entertainment point of view. It’s also incredibly visible from inside the house, so you can entertain and host guests and have a pool full of kids and keep an eye on them easily without necessarily having to be with them.
Having a deck nearby, it flows well for entertainment. We can open those doors and have a party that seeps from the inside out so easily.”
The house sits on a spacious 1,411 square metres, housing up to five bedrooms – or four bedrooms and a formal sitting room – and two separate studios, one of which is used as a bedroom, and several formal and informal living spaces throughout the house. The master suite has a fireplace and spacious sanctuary at the front of the house, while the other two en-suite bedrooms have built-in robes and French doors that open onto the patio. The living area is in the heart of the floor plan, adjacent to the study room and family bathroom, and the larger separate studios also have an en suite.
But the heart of the house is undoubtedly the luxurious open-plan kitchen, dining and family room that opens onto a spacious covered outdoor area overlooking the pool. The kitchen features a stunning island bench and is equipped with high quality appliances. It’s a floor plan that makes entertaining fun and a breeze, says Adrian.
“We found that our house became a go-to place for our family’s Christmas and New Year celebrations,” he says. “People just love being here and it works really well for entertaining and can really engage with the audience easily. It’s a house with so many different areas and aspects, but instead of feeling like they’re separate, disconnected places all the spaces work really well together and the house has the most beautiful flow.”
Despite the home’s beauty, Adrian says its location is a huge draw card.
“The location is amazing and very ideal for families,” he says. “Mercedes College is only a 300m walk from our driveway and there are a number of great schools around. All the shops and cafes we want can be accessed, plus it is within walking distance of our amazing White Campus which is a great place To walk in. We also have the Netherby Tennis Club which is an oval so it was a really nice place for us to raise an active family.A short walk away you can walk up One Tree Hill, which we really like, and from there you can set out on the walk which It takes you all the way to Mount Lofty and the Heysen Trail beyond.”
With their older children and not needing much open space, Adrian says it’s time to let someone else enjoy the property he says his family will miss so much. “We really feel like we’re custodians of this place, not an angel,” he says. “We simply take care of it so the next buyers call it home, and with the quality the house was built with, and the quality it was renovated, I’m sure it will outlast us. We definitely enjoyed our time with it and it’s time for someone else to enjoy it, and really enjoy it to the fullest. “.
